Screen enclosures in Wesley Chapel, FL are mostly young, and many sit inside an HOA or CDD that controls their color. Wesley Chapel grew from 5,691 people in 2000 to 44,092 in 2010 and 64,866 in 2020, much of it in master-planned communities, so a typical pool cage here went up with the house. That shapes every job: the frame color, the screen color, the roof shape and the height are often written into community guidelines before Pasco County ever sees a permit.

This page covers screen enclosures Wesley Chapel homeowners ask about: new pool cages, full rescreens, panel repairs and lanai screens, plus the Seven Oaks and Meadow Pointe rules, the Pasco permit picture and current prices.

Wesley Chapel at a glance for screen work

Wesley Chapel is an unincorporated census-designated place, so there is no city building department: every permit goes through Pasco County. The table pulls together the local facts that matter for a cage.

Seven Oaks wants white or bronze frames with charcoal screen; Meadow Pointe wants white or brown frames with smoke or aluminum colored screen. Two of Wesley Chapel's best-known communities, a few miles apart, publish rules that would reject each other's cages. Pick the wrong screen color and the job can fail architectural review even though the county would happily permit it.

Seven Oaks

Seven Oaks sits in south central Pasco with frontage on State Road 56 and State Road 581, and its homes range from townhomes to large custom houses. Its guidelines also allow a pool to be fenced with PVC instead of screened, which is worth knowing if you are pricing a cage against a fence. The flat-roof ban rules out the flat style entirely, so price a pitched roof from the start.

Meadow Pointe

Meadow Pointe is run as a Community Development District under Chapter 2004-417, Laws of Florida, and its villages include Meadowlands, Savannahs, Broadlands, Hammocks, Arbors, Grasslands, Springs, Woodlands, Parkland, Summerbrooke and Pinedale. Owners must get District approval before making any improvement, and a pool enclosure has to meet the same standards as any other screen enclosure in the CDD's rules.

The rest of Wesley Chapel

Pasco's economic development office lists many more communities here, including Avalon Park Wesley Chapel, Epperson, Estancia at Wiregrass, Lake Jovita Golf & Country Club, The Ridge at Wiregrass, Two Rivers, Union Park and WaterGrass. We have not verified their screen rules, so ask your HOA for its architectural guidelines before you choose colors. Like-for-like rescreening is usually the simple case; changing the screen color, adding privacy panels or enlarging the cage is where review applications come in.

Pasco County permits for Wesley Chapel cages

A screen-only rescreen in Wesley Chapel needs no permit unless the property is in a mapped flood zone; a new cage always does. Pasco County's exemptions list names re-screening, vertical aluminum screen inserts under an existing permitted roof, and removable wind-breaks in existing openings as no-permit work, as long as no structural members are added. New screen rooms and pool enclosures go through Pasco Building Construction Services with engineered drawings signed and sealed by a Florida architect or engineer.

  • Flood zone check first: Pasco's no-permit list does not apply to parcels in a Special Flood Hazard Area, and Florida's new under-$7,500 exemption (HB 803, July 2026) excludes them too.
  • Setback: Pasco Land Development Code Section 530 keeps pool screen enclosures at least 5 ft from side and rear property lines.
  • Condition: the same section says pool screens cannot be torn or in disrepair anywhere up to 4 ft from grade, so a ripped lower panel is a code issue, not just a bug issue.
  • License: Pasco asks permit applicants to verify the contractor's license, or to file an Owner-Builder Disclosure Statement if you act as your own contractor.
  • HOA or CDD approval is separate from the county permit and usually comes first.

Screen enclosures are built under a Florida license category written for them: the Specialty Structure Contractor license covers screened porches, screened enclosures and pool enclosures. The Tampa Bay pool enclosure permit guide compares Pasco with the other five counties, and the Florida pool enclosure requirements guide covers the barrier and door rules.

What screen enclosure work costs in Wesley Chapel

Mesh numbers are strands per inch each way: standard pool and patio screen is 18x14, no-see-um screen is 20x20. Tighter mesh stops tiny biting insects but passes a little less breeze and light. Not to scale.

Expect roughly $1,500 to $4,500 or more for a full rescreen and $10,000 to $30,000 or more for a new pool cage in the Tampa Bay market. There is no published Wesley Chapel-only price list, so the ranges below come from Tampa Bay and Florida contractor price guides with their dates.

Compiled from published contractor price pages fetched 2026-10-13. Ranges are for planning only; size, height, mesh, access and HOA requirements change the real number.

HOA rules can move the price too: a flat-roof ban or a required frame color narrows the options a contractor can quote. The deeper breakdowns are in the pool cage cost guide and the rescreening cost guide.

Screen enclosure services in Wesley Chapel

Most Wesley Chapel requests fall into five jobs. Each links to a page with prices, screen choices and the rules that apply.

  • Pool cage rescreening: new mesh in the old frame when the screen is faded, brittle or sagging. Fiberglass usually lasts 5 to 10 years here.
  • Pool screen repair: a few torn or popped panels, loose spline, or a damaged kick plate, priced per panel.
  • Pool enclosure installation: a new engineered cage for a new pool, or one that replaces a fence in communities that allow either.
  • Lanai screen repair: the screened lanai off the back of the house, pool or no pool.
  • Pool cage door replacement: closers, latches and sweeps, so the door still self-closes and latches as Florida's pool barrier law expects.

Why Wesley Chapel pools have screens (and why some look like glass)

Florida pools are screened mainly to keep insects, leaves and debris out, and a code-compliant cage can also serve as the pool's safety barrier. UF/IFAS entomologists list screens over decks and swimming pools as a defense against lovebugs, which appear in huge numbers every April to May and again August to September. Florida has more than 80 mosquito species, and Wesley Chapel sits near the Cypress Creek and Withlacoochee rivers.

The cage that looks like glass is usually not glass at all. What Floridians call "Florida Glass" is Phifer's Glas-Shield, an 18x14 fiberglass screen laminated in vinyl. It is made for the lower panels below the chair rail and for privacy walls, and Phifer says it is not made for roofs. Fully glazed rooms are sunrooms, a different structure that this site does not cover.

Milton and Wesley Chapel cages

In Wesley Chapel, Hurricane Milton was a flood event more than a wind event. The National Weather Service put Pasco's peak gusts at about 55 to 65 mph, with a maximum of 59 mph near Zephyrhills, well under the roughly 138 to 140 mph design wind speed for a new cage here. The rain was the problem: parts of Pasco took more than 20 inches in 12 hours, and neighborhoods like The Enclave and The Oaks saw some of the worst flooding. The county opened a flood shelter at the Wesley Chapel Recreation Complex on Boyette Creek Road.

For a cage, that means checking the bottom, not just the roof: screen and kick plates that sat in floodwater, posts and anchors at slab level, and doors that now drag. Fallen limbs can tear roof panels too. Insurance is a separate question: Citizens' HO-3 worksheet says screen pool cages open to the weather are not covered, so read your own policy before you count on a claim. The hurricane damage repair page and the pool cage insurance guide cover both.

Screen enclosures in Wesley Chapel, FL: frequently asked questions

How much does a pool screen enclosure cost in Florida?

A new aluminum pool screen enclosure in the Tampa Bay area typically runs $10,000 to $30,000 or more, and one Florida cost guide puts a code-built 1,500 sq ft cage at about $23,000 ($12 to $25 per sq ft, February 2026). Rescreening an existing cage costs far less, usually $1,500 to $4,500 or more for the whole cage.

Do I need a permit to rescreen a pool cage in Wesley Chapel?

No, not for screen-only work, unless your parcel is in a mapped flood zone. Pasco County's permit exemptions list (rev. March 2025) names re-screening as work that does not need a permit, but the list does not apply to properties in Special Flood Hazard Areas. A new cage or any structural repair does need a Pasco permit.

Florida's pool barrier rules in one picture: the barrier is at least 4 feet high on the outside, gates open outward and self-close and self-latch, and house doors into the pool area need self-closing, self-latching hardware released at least 54 inches up. Not to scale.
What frame and screen colors does Seven Oaks allow?

White or bronze frames with charcoal screen. The Seven Oaks Master Development Design Guidelines (revised November 17, 2022) also ban mill-finish aluminum and flat roofs, cap enclosures at one story without DRC approval, and say a pool enclosure must not extend beyond the sides of the house.

What colors does Meadow Pointe allow for a pool enclosure?

White or brown aluminum framing with smoke or aluminum colored screen, per the Meadow Pointe CDD (MP1) 2023 architectural application. Enclosures may not exceed the height of the main building, kick plates are recommended along the whole lower edge, and you need District approval before you start.

How each screen panel is held: the mesh is pulled taut and rolled into the frame's channel, where a rubber spline locks it. Rescreening means pulling the old spline and mesh and rolling in new. Not to scale.
How much is a screened lanai in Florida?

Rescreening an existing patio or lanai starts around $895 to $1,295 with a Tampa Bay screen company, and a 200 to 400 sq ft lanai in standard 18x14 fiberglass runs about $800 to $1,600 (March 2026). Building a new screened lanai enclosure costs more: about $5,000 to $15,000, or $8 to $18 per sq ft, in one April 2026 Florida guide.

Why do Florida pools have screens over them?

Mostly for insects and debris. University of Florida entomologists recommend screens over decks and pools as a defense against lovebugs, which swarm every April to May and August to September, and Florida has over 80 mosquito species. A cage that meets Florida's pool barrier rules (4 ft minimum height, self-closing and self-latching gates) can also count as the pool's safety barrier.
