Trinity, FL was developed by James Gills starting in the late 1980s, so many of its first pool cages are now 30 years old or more. That makes the most common screen enclosure question here different from the newer towns to the east: not which screen color the HOA allows, but whether the aluminum under the screen has another decade in it.

This page covers screen enclosures Trinity homeowners ask about, from full rescreens and frame checks to porch and patio screens and new cages.

How old is your cage? What to check by age

Screen wears out in 5 to 10 years; the frame lasts 20 to 30 or more. Trinity homes span four decades of building, so the right job depends on when the cage went up. The table lines up those lifespans with Trinity's building eras.

  • Beams that sag, bow or look kinked from the deck
  • White powdery corrosion or pitting on the aluminum, especially at joints
  • Screws that spin, are rusted or have backed out
  • A cage that racks or sways when you push a post
  • Doors that no longer square up, latch or close on their own
  • Gutter seams leaking where the cage meets the house

Fastener work is a middle path between a rescreen and a new cage: one Tampa Bay contractor guide (September 2026) prices a full fastener refresh at $800 to $2,400, or $1,000 to $3,400 combined with a rescreen. A sound but chalky frame can be recoated with pool cage painting at about $1.50 to $2.50 per sq ft, and a leaking house connection is a pool cage gutter repair.

Trinity communities and Heritage Springs rules

Heritage Springs requires written Architectural Control Committee approval before any exterior change. Its Rules and Regulations, last updated July 24, 2024, say failure to get approval can bring warnings, loss of privileges, fines or legal action, and that vendors must enter through the main gate on Robert Trent Jones Drive. The specific enclosure colors are in its Architectural Manual, which we have not been able to verify, so ask the ACC for it.

Trinity's other neighborhoods include Champions Club, Trinity Oaks, Thousand Oaks, Wyndtree, Chelsea Place, Natures Hideaway, Foxwood, Trinity West and East, and The Villages of Trinity Lakes, plus Fox Hollow Golf Club, Longleaf and Asturia west of the Suncoast Parkway. Planned communities often run their own review; get the current guidelines before changing a frame or screen color.

Pasco permits for Trinity screen work

Trinity is considered part of the New Port Richey area but has no city government, so Pasco County handles every permit. Pasco's exemptions list (rev. March 2025) puts these on its no-permit list, outside flood zones:

  • Re-screening
  • Vertical aluminum screen inserts attached to an existing lanai under a permitted, code-approved framed roof (you must be able to prove the roof was permitted)
  • Removable wind-breaks installed in existing openings of a screen room, with no added structural members

A new cage needs a permit, engineered drawings signed and sealed by a Florida architect or engineer, and a verified contractor license or an owner-builder disclosure. Pasco's Land Development Code also keeps pool screen enclosures 5 ft off side and rear lines and requires the screen to be intact up to 4 ft above grade. The pool enclosure permit guide has the county-by-county detail.

Porch, patio and entry screens in Trinity

Not every Trinity screen job is a pool cage. Screening in a covered patio, closing in a porch or adding a screened front entry are common smaller projects, and the porch insert exemption above can keep them permit-free when the roof is already permitted.

Storms and the Anclote River

During Milton in October 2024, Pasco recommended voluntary evacuation for Thousand Oaks and other low-lying areas, and both the Anclote and Hillsborough rivers overflowed. Pasco's peak gusts were modest, about 55 to 65 mph per the National Weather Service, and Helene's top gust in the county was 56 mph near New Port Richey. On an older Trinity cage, the thing to check after a storm like that is whether a frame that was already tired has shifted. After any storm, a few torn panels are a pool screen repair; anything bent goes to hurricane damage repair. If the screen is simply worn out, a full pool cage rescreening is the usual fix.

Screen enclosures in Trinity, FL: frequently asked questions

What is Florida glass on a screen enclosure?

"Florida glass" is not glass. It is vinyl-laminated screen, sold by Phifer as Glas-Shield: an 18x14 fiberglass mesh coated in vinyl. It goes in the lower panels below the chair rail to keep dirt out, or on walls for privacy, and Phifer says it is not made for roofs.

Who issues screen enclosure permits in Trinity, FL?

Pasco County. Trinity (ZIP 34655) is an unincorporated census-designated place, so even though it sits where Pasco, Hillsborough and Pinellas meet and is considered part of the New Port Richey area, the City of New Port Richey does not permit it. Pasco Building Construction Services does.

Should I rescreen or replace a cage from the late 1980s?

Have the frame checked before paying for screen. Florida contractors put a well-kept aluminum cage at 20 to 30 years or more, so an original Trinity cage from the late 1980s or 1990s is past that range. If the frame is straight and the fasteners are sound, a rescreen at $1,500 to $4,500 or more still makes sense; if not, replacement runs $12,000 to $25,000 or more.

Does Heritage Springs require approval to rescreen?

Heritage Springs requires written Architectural Control Committee approval for any change to a home's exterior, per its Rules and Regulations updated July 24, 2024, and its Architectural Manual defines what owners may change. Changing screen or frame color clearly counts; ask the ACC whether a like-for-like rescreen needs a form.

Can I screen in my porch in Trinity without a permit?

Sometimes. Pasco County exempts vertical aluminum screen inserts attached to an existing lanai under a permitted, code-approved framed roof, as long as you can prove the roof was permitted and the parcel is not in a flood zone. A new roof or new structural members need a permit.
