Most screen enclosure work in Sun City Center, FL is lanai work: rescreening the screened porch on a villa, duplex or golf home, fixing a door and keeping the bugs out. Del Webb started Sun City Center in 1961 as Florida's first planned community for active seniors, and much of the housing dates from the 1960s through the 1990s, with Kings Point added from 1973 to 2015. Pool cages exist too, but with so many villas, duplexes and townhouses, this page starts with lanais.

Sun City Center (30,952 people) and neighboring Ruskin (28,620) are both unincorporated parts of Hillsborough County, so the county handles permits. They differ in almost every other way, which is why this page covers them side by side.

Sun City Center and Ruskin compared

Sun City Center is inland, golf-heavy and older; Ruskin is coastal, riverfront and newer. The differences that matter for a screen enclosure:

Lanai rescreens for villas, duplexes and Kings Point

A typical Sun City Center lanai rescreen costs about $800 to $1,600 in standard fiberglass. That published Tampa Bay range covers a 200 to 400 sq ft lanai in 18x14 mesh. Single panels run about $75 to $150.

Attached villas and shared walls

Kings Point has 5,277 homes, many of them villa condos in duplex configurations, governed by over 100 separate homeowners associations. On an attached villa, the lanai can share a wall line with the neighbor, and an association can ask for matching screen and frame color across the building. When several owners rescreen together, it becomes a condo and HOA rescreening job.

Screen roof or solid roof

A lanai either sits under the house roof or has a roof of its own, in screen or aluminum pan. Hillsborough County's enclosure checklist covers lanais, sunrooms and vinyl windbreaks under the same permit type, so adding a solid roof or windbreak panels to an existing lanai is a permitted change. Rescreening a lanai that already exists is a different, smaller job: see lanai screen repair, or patio screen enclosures for a new screened room.

Shade, sun and UV under a lanai screen

Screen cuts some sun, but standard insect screen is not rated as a UV filter. We found no manufacturer or university figure for how much ultraviolet light standard 18x14 pool screen blocks. If shade is the goal, there are three honest options:

  • Solar screen on the sunniest walls: about $1.80 to $3.00 per sq ft installed in Florida (December 2025).
  • An aluminum pan or insulated roof over part of the lanai, where your association allows it.
  • Retractable screens that drop over an opening when you want shade and roll up when you don't.

Retractable screens for garage-door openings start around $899 to $1,499 for manual systems in Tampa Bay, and motorized from $2,299. Vinyl-laminated Glas-Shield is made for lower panels and privacy walls, not roofs, so it is not a sunshade overhead.

Doors that close and latch on their own

A lanai or pool cage door that drags, slams or won't latch is one of the cheapest fixes on any enclosure. A closer swap typically costs $50 to $150 in labor plus a $15 to $40 pneumatic closer, and a door rebuild or replacement $250 to $650 including hardware. Where a screen enclosure is the barrier around a pool, Florida Statute 515.29 requires its gates to open outward and to self-close and self-latch.

See pool cage door replacement for closers, latches and sweeps. Homeowners who want a screened porch at the front door, out of the rain, can look at a front entry screen enclosure, typically $700 to $1,800 in Florida, where the association allows it.

Ruskin: river, bay and storm surge

Ruskin cages face the same salt air and surge risk as other bay towns. The Little Manatee River runs through it and US 41 passes through the center of town. During Hurricane Helene in 2024, a Ruskin resident living in Zone A said the house really floated and everything was lost, and floodwater damaged wastewater pumping systems in Ruskin and Apollo Beach.

For canal, river and bay lots, 20x20 No-See-Um screen helps with gnats and sand flies, and fasteners deserve a close look at every rescreen because salt air makes corrosion worse, per a University of Florida study. Storm damage goes to hurricane damage repair. Nearby Apollo Beach has a page on the same coastal issues.

Permits and costs at a glance

New lanai and pool enclosures in Sun City Center and Ruskin need a Hillsborough County permit with plans signed and sealed by a Florida architect or engineer. The published fee is $380 (October 2024 schedule). Rescreening is not named on the county's exempt list, so ask before assuming screen-only work needs no paperwork; the pool enclosure permit guide explains the options, including the new under-$7,500 rule.

Screen enclosures in Sun City Center, FL: frequently asked questions

Does a screen enclosure block the sun?

Partly. Any screen cuts some direct sun and glare, but the manufacturer and university sources we checked publish no shading or UV-blocking percentage for standard 18x14 screen. For real shade, solar screen (about $1.80 to $3.00 per sq ft installed in Florida) or a solid aluminum roof over part of the lanai does the job.

Do screen enclosures block UV rays?

Some, not all. Standard insect screen is made to keep bugs out, not to filter ultraviolet light, and no source we found rates it for UV. Solar screens are the shade product; still use sunscreen on the lanai.

How much does it cost to rescreen a lanai in Sun City Center?

About $800 to $1,600 for a 200 to 400 sq ft lanai in standard 18x14 fiberglass, per a Tampa Bay contractor guide (March 2026). A single torn panel is typically $75 to $150.

Florida's pool barrier rules in one picture: the barrier is at least 4 feet high on the outside, gates open outward and self-close and self-latch, and house doors into the pool area need self-closing, self-latching hardware released at least 54 inches up. Not to scale.
Who approves screen work in Kings Point?

Your own sub-association, then Hillsborough County if a permit applies. Kings Point has over 100 separate homeowners associations, each with its own rules, so the association for your building or villa group is the one to ask about screen color and style.

Do I need a permit for a lanai enclosure in Sun City Center?

Yes for a new enclosure. Sun City Center and Ruskin are unincorporated, and Hillsborough County's screen enclosure checklist covers lanais, sunrooms and vinyl windbreaks, with sealed plans and a published $380 fee. Ask the county before screen-only work.
