Screen Enclosures in Valrico, FL

Screen enclosures in Valrico, FL explained from the ground up: what a cage is made of, which colors your HOA will accept, how River Hills and Alafia River lots differ, and what the county permit involves.

A screen enclosure in Valrico, FL is an aluminum frame with insect screen stretched into it, built over a pool or patio and engineered for Florida wind. Valrico is an unincorporated community of 37,895 people (2020 census) about 14 miles east of Tampa along State Road 60, so Hillsborough County handles every permit. Before you compare quotes, it helps to know what you're actually buying, and that is where this page starts.

Valrico was first called Long Pond, and it borders Brandon, Bloomingdale and FishHawk. The community grew from 6,582 people in 2000 to 35,545 in 2010, while established areas like River Hills date to the late 1980s.

What a Valrico screen enclosure is made of

Three materials do the work: the aluminum frame, the screen mesh and the fasteners that join them to each other and to your deck. Each one wears out on its own schedule.

The aluminum frame

Florida Building Code Section 2002 sets a minimum wall thickness of 0.040 inch for extruded aluminum members in a screen enclosure and requires the structure to be designed for wind in two directions. The code accepts the AAF Guide to Aluminum Construction in High Wind Areas as a design method. Primary members (posts, beams, purlins, structural gutters) carry the cage; secondary members (chair rails, kick plate rails, wall braces) stiffen it. Florida contractors put a well-kept frame at 20 to 30 years or more.

The screen

The screen is the part you replace. Standard fiberglass usually lasts about 5 to 10 years in Florida sun. Phifer, the major US maker, describes its main pool options this way:

Pool cage screen materials

The fasteners

Screws hold the frame to the deck, the house and itself. A University of Florida report to the Florida Building Commission found that the ceramic coating on stainless steel masonry screws, commonly used on screen enclosures, peeled during corrosion testing, which can cause problems where unlike metals meet aluminum. Rust streaks at screw heads are worth a look on any Valrico cage over ten years old.

Frame and screen colors Valrico HOAs accept

White, bronze and black frames with charcoal, gray or black screen cover nearly every approved combination near Valrico. The exact list is set by your HOA, and nearby published rules show how narrow it can be:

  • FishHawk Ranch, next door: bronze, white or black frame with charcoal screening, written approval first.
  • Twin Lakes of Brandon, a few miles west: bronze or white frame with gray or black screen only.
  • River Hills Country Club: the ARB has sole and uncontrolled discretion, and its manual calls a front-yard pool doubtful.

If you want a different color during a pool cage rescreening or a frame repaint, get the HOA approval in writing first.

River Hills and Valrico's established neighborhoods

River Hills Country Club is the clearest example of a Valrico neighborhood whose cages are reaching middle age. It has 1,326 single-family homes spread over several villages, an 18-hole Joe Lee course stretching 7,007 yards and private trails along the Alafia River. Construction ran from the late 1980s through the early 2000s.

A cage from that era has had decades of sun on its screen and fasteners. Many need a full rescreen, some need frame work first, and the oldest may be candidates for pool cage replacement. Wooded lots along the river also drop more leaves and limbs onto cage roofs, which is where single-panel pool screen repair comes in.

Milton and the Alafia River

Hurricane Milton's biggest Valrico impact was river flooding, not wind. In October 2024, schools, homes and businesses near the Alafia River flooded as the river crested at a record 24.9 feet against a 13 foot flood stage. Wind gusts across Hillsborough County ran mostly 80 to 100 mph, per the National Weather Service.

If your cage sat in floodwater, have the anchors and door alignment checked, not just the screen. Storm-damaged frames are covered on the hurricane damage repair page, and the are pool cages hurricane proof guide explains what a cage is and isn't designed for.

New cages in Valrico are permitted by Hillsborough County as a Residential Miscellaneous Permit, with sealed engineering. The county's exempt-work page does not mention rescreening, so ask before assuming screen-only work is free of paperwork, and note that the new state exemption for work under $7,500 does not apply to property in a flood hazard area, which is worth checking for homes near the Alafia.

Screen enclosures in Valrico, FL: frequently asked questions

What are screen enclosures made of?

An extruded aluminum frame with insect screen rolled into its channels. Florida Building Code Section 2002 requires the aluminum members to be at least 0.040 inch thick, and the screen is usually 18x14 fiberglass, with polyester, pet-resistant and vinyl-laminated meshes as upgrades.

What colors do screen enclosures come in?

Frames are most often white, bronze or black, and screen is usually charcoal, gray or black. HOAs near Valrico narrow the choice: FishHawk Ranch allows bronze, white or black frames with charcoal screen, and Twin Lakes of Brandon allows bronze or white with gray or black screen.

Do screen enclosures block UV rays?

Partly, but the manufacturer and university sources we checked publish no UV-blocking percentage for standard 18x14 pool screen. If shade is the goal, solar screen is the product made for it, priced at about $1.80 to $3.00 per sq ft installed in Florida (December 2025).

Florida's pool barrier rules in one picture: the barrier is at least 4 feet high on the outside, gates open outward and self-close and self-latch, and house doors into the pool area need self-closing, self-latching hardware released at least 54 inches up. Not to scale.
Does pool screen block air flow?

Some, and more as the weave gets tighter. A 20x20 No-See-Um mesh has more strands per inch than standard 18x14, so its openings are smaller. Vinyl-laminated Glas-Shield blocks air and debris on the lower panels it is made for.

Do I need a permit for a screen enclosure in Valrico?

Yes for a new enclosure. Valrico is unincorporated, so Hillsborough County issues the permit, wants plans sealed by a Florida architect or engineer, and publishes a $380 fee for pool enclosures and screen rooms (October 2024 schedule).

Is screen flammable?

Treat it as something that can burn or melt. The product pages cited here publish no fire rating, so keep grills, fire pits and heaters well away from screen walls and ask for the mesh's data sheet if a fire feature is planned inside the cage.
