In Land O' Lakes, FL the right screen enclosure starts with what is behind the house: a lake, a preserve or another back yard. The name was adopted in September 1950 for the lakes that still define the area, and Conner Preserve and Cypress Creek Preserve sit on its edges. Water and woods mean more small biting insects, more leaf litter on the cage roof and, as Milton showed, more flood risk near Cypress Creek.
This page covers screen enclosures Land O' Lakes homeowners ask about: full rescreens, panel repairs, new pool cages and lanai screens, plus the Pasco County rules and what each job costs.
Screen choices for Land O' Lakes lake and preserve lots
Standard 18x14 fiberglass suits most yards; lake and preserve lots are where tighter or tougher mesh earns its cost. You can mix them on one cage, for example No-See-Um on the walls that face the water and standard mesh on the roof.
| Screen | Florida rescreen price (avg cage) | Where it fits |
|---|---|---|
| 18x14 fiberglass | About $900 to $1,600 | Most yards; the common default |
| 20x20 No-See-Um | About $10 to $20 more per panel | Lakefront and preserve lots with gnats and no-see-ums |
| Polyester | About $1,500 to $2,200 | Longer-wearing walls and roofs |
| Pet-resistant (PetScreen type) | About $2,000 to $3,000+ | Lower panels and doors where dogs push |
| Solar screen | About $2,700 to $4,500 | West-facing walls that take afternoon sun |
| Glas-Shield (vinyl laminated) | Not published | Below the chair rail to keep dirt out; not for roofs |

What a cage does on a Land O' Lakes lot
On a lake or preserve lot, a pool cage does three jobs at once: it keeps insects off the deck, keeps leaves and pine straw out of the water, and can serve as the pool's legal safety barrier. Florida Statute 515.29 sets that barrier at a minimum of 4 ft high on the outside, with no gaps a child under 6 could squeeze through, and gates that open away from the pool, self-close and self-latch. A home wall can form part of the barrier only if it has no door or window opening onto the pool.
That is why door hardware matters as much as mesh here. A closer that no longer pulls the door shut is a quick fix with pool cage door replacement, and the why Florida pools have cages guide covers the rest of the background.
Pasco County rules every Land O' Lakes cage follows
Land O' Lakes has no city government, so Pasco County sets every rule that applies to your cage. Four of them come up on almost every job:
- Rescreening alone needs no Pasco permit, according to the county's exemptions list, unless the parcel is in a Special Flood Hazard Area.
- A new pool cage needs a permit and sealed engineering, and so does any work that adds structural members.
- Pool screen enclosures must stay at least 5 ft from side and rear property lines (Land Development Code Section 530).
- The same code section says the screen cannot be torn or in disrepair anywhere within 4 ft of the ground, which makes a ripped lower panel a compliance problem.
For fees, engineering and how Pasco compares with Hillsborough next door, read the Tampa Bay pool enclosure permit guide.
Cypress Creek, Milton and what floodwater does to a cage
Milton's damage in Land O' Lakes came from water, not wind. After Cypress Creek overflowed its banks in October 2024, Florida Highway Patrol high-water trucks plowed through 3 ft of water in the Lake Padgett Estates East subdivision. Across Pasco the National Weather Service measured peak gusts of only about 55 to 65 mph.
What to check after high water

- Kick plates and the lowest screen panels: look for silt, staining and tears
- Post bases and anchors where the frame meets the slab
- Door closers, latches and sweeps, which bind when the frame shifts
- Screws at the frame joints, which can loosen or rust
- Roof panels under trees, where limbs and leaf litter collect
Small tears are a pool screen repair. Bent posts or beams are structural work that needs a permit; the hurricane damage repair page covers that, and the pool cage insurance guide explains why many Florida policies exclude screen enclosures.
Land O' Lakes communities and their review boards
Many Land O' Lakes homes are in planned or gated communities, and each one reviews exterior changes on its own terms. Pasco County's economic development office lists Dupree Lakes (about 20 miles north of downtown Tampa), the gated Stonegate with 309 homes, Oakstead, Connerton (4,800 acres) and Bexley, which takes in 1,200 acres of preserved Pasco wilderness. Land O' Lakes also absorbed the older settlements of Denham, Ehren and Gowers Corner.
We have not been able to verify the published screen rules for these communities, so treat your HOA's current guidelines as the authority on frame color, screen color and roof style. Rescreening in the same color is usually the easy approval. For whole-building or clubhouse jobs, see condo and HOA rescreening.
Land O' Lakes screen enclosure prices
Most Land O' Lakes jobs fall into one of three price bands: a few hundred dollars for panels, a few thousand for a rescreen, and five figures for a new cage.
| Band | Typical job | Published range |
|---|---|---|
| Repair | One to several torn or popped panels | $75 to $150 per panel; $250 to $600 for several |
| Lanai | Rescreening an existing lanai or patio | From $895 to $1,295 |
| Rescreen | Every panel of a mid-size pool cage | $1,500 to $3,200 |
| Rescreen, large | Two-story or mansard cage, 40 to 60+ panels | $2,800 to $4,500 |
| New cage | Engineered, permitted aluminum pool cage | $10,000 to $30,000+ |

Tampa Bay contractor price pages (January 2026 and 2026 pricing page) and a Central Florida screen company's 2026 guide, fetched 2026-10-13. Lake-lot upgrades such as No-See-Um mesh add to the rescreen bands.
Full detail is in the rescreening cost guide. When a quarter or more of the panels are failing, a full pool cage rescreening usually beats patching panel by panel.
DIY or a licensed contractor?

Replacing a panel yourself is legal and common; building a new cage yourself is possible but rarely practical. Pasco lets a homeowner act as owner-builder by filing an Owner-Builder Disclosure Statement, but the cage still needs drawings signed and sealed by a Florida architect or engineer and has to pass inspection. Florida's Specialty Structure Contractor license is the category written for screened enclosures and pool enclosures, and it is worth asking any contractor for that license number.
A new cage in Land O' Lakes typically moves through these steps:
- 1Check community rules
Gated and planned communities such as Stonegate, Oakstead, Connerton and Bexley have their own architectural review. Get the current guidelines for frame color, screen color and roof style before anything is drawn.
- 2Check the flood zone and setbacks
Look up the parcel's FEMA flood zone and measure to the side and rear property lines: Pasco keeps pool screen enclosures 5 ft from both.
- 3Engineered drawings
Pasco's screen room checklist asks for engineered drawings that meet the current building code, signed and sealed by a Florida-licensed architect or engineer.
- 4Permit application
The application goes through Pasco's online Accela permit portal, with the contractor's license verified or an Owner-Builder Disclosure Statement if you act as your own contractor.
- 5Build and inspection
The cage is built to the approved drawings and inspected by Pasco County. If it will serve as the pool barrier, its doors must self-close and self-latch.
The pool enclosure installation page covers roof styles and what moves the price of a new cage.
Seasonal care on a Land O' Lakes cage
Plan cage cleaning around the lovebug swarms and the summer rains. UF/IFAS puts lovebug flights at a few weeks every April to May and August to September, and Tampa International Airport averages 7 to 9 inches of rain a month from June through August (1991 to 2020 normals). Rinsing the screen after each lovebug season and clearing leaves from the roof before summer keeps the mesh from staining and sagging. The pool cage cleaning guide covers the method, and a chalky frame can be refreshed with pool cage painting.
